What’s Happening to Richardson Home Prices?

    I just got an email from a prospective client asking if prices would ‘continue to drop’ in Richardson.  That didn’t sound quite right to me, so I put on my real estate nerd hat and dug up the stats.  So what’s happening to Richardson home prices?  Nothing, really. 

    I looked at all sales in the city of Richardson over the last 6 months, and compared to the same 6 month period in 2010 and 2009. 

    You’ll see from the data below that the market in Richardson looks pretty healthy.  Last year, sales were stimulated by an $8000 tax credit for first time buyers.  Remarkably, the market seems to be stable this year, even with no tax credit.  Average sales prices are actually up by over .5% from the same 6 month period last year.
